As someone said, a repaint is SOP regardless of condition. I've been burned by the carpet trick, too. Unless you have a signed inspection before you leave, it's your word against the carpet cleaner's. And he's on retainer to the landlord. Coincidentally (?) we've always been on good terms with our landlords. Oh, some gets taken out. Generally for pretty reasonable things. But never the whole thing. OTOH, a friend who was renting a privately owned house just about had to go to small claims court to get his deposit (or the appropriate part of his deposit) back. Tony

I know that we got refunds at all 3 private homes, and at least one institution. I am not sure about the other institution, but if we didn't get a refund it would only be because we did not have a damage deposit. The one that was most difficult to get a refund from was the crap apartment building that we suspected was being run by people with mob ties. (Our first home in NYC. It was convenient to midtown and it was cheap for NYC. I can say nothing else good about it.) How much money I keep is directly proportional to how much work/annoyance I have to do/put up with to make the place look like it was when you moved in. Example, last renter ran speaker wires using some kind of sticky tape along the baseboards that left lots of glue residue on the wood floors. It took me experimenting with 3-4 solvents and a lot of elbow grease to get that stuff off. Thus, I dinged him big for it. You can't generally hire decent janitorial help that gives a damn and have to do it yourself. Giving a damn costs my time so you get to pay my consulting rates when you do stupid stuff that I have to fix myself. He could have gotten his money back by cleaning that stuff up himself. I've only kept a whole deposit once (and I get a big deposit) and that was for a psycho I evicted after only two months. It cost pretty much all of it to fix the place up, plus lost revenue for having down time, lawyer fees, asshole tax, etc...
