New Good news - soon be able to say 'home is mine (& banks)'

A question - but first a lead-in.

Here in Oz we are seeing Home unit & Apartment prices stall, it is believed they may even be declining slightly due to massive oversupply. Rents for these type of properties are well under what is reasonable for the going purchase prices.

Q. Are any of you seeing this as a trend in US ?
Q. Has the market their for same type of properties already gone down ?


Re Houses.

We have been seeing them go up for the past 2 years. They seem to be levelling out but not declining like units/apartments.

Q. How is housing market in general there (allowing for regional quirks) ?

Rents have been falling through the floor because of oversupply, I think. Especially in areas where the tech market was hurt most. House prices haven't been rising, but houses have been selling like mad, due to the really low interest rates. Actually, because the US is so freaking big I think it depends on what part of it -- up here in Albany it's definately a seller's market, in Raleigh it was a buyers market all the way.

in Tampa area - in past years she has cleared over $200k.

I don't believe this is a tech-specific depression anymore. Who is doing well? Apart from the fat cats with the bonuses for hosing their companies I mean.

I've got sufficient cash for 6 months - then I start dumping possessions on the market.

My job hunt has produced exactly 4 calls. All short term contracts (6 months or less) that haven't quite gelled yet at rates lower than my last perm salary.

We have a long time, dedicated customer base. They have no money in their budgets. This is very, very bad, and it will not get better. The Repo tax rape is going to utterly destroy what is left of the economy. It will require years to get out of this.

New Our refinance goes to funding this week...
We signed the paperwork last Wednesday. Saturday was the last day we could back out.

The paperwork starts flying on Monday to make it real. Hopefully by Wednesday or Thursday all the old lenders will be paid and the new loan will be in effect.

and since renting is not an option, given the pets we have, it's time to buy. If it all falls apart in the future, then that sucks. But it's not like we're buying something we can't afford to make payments on...

Are the people who are refinancing taking advantage of the opportunity to get cash back?

Whether or not they are, the fact is that many people are doing these things, and the aggregate effect of this is good short term and possibly scary long term.

We have lots of "extra" expenses that could be eliminated prior to the mortgage.

Things like 2 cell phone, a car payment ( which could be paid off in cash right now ), AOL and broadband internet, security system, housekeeper every two weeks.

I can come up with $1,000 a month in savings, if we would chose to get rid of cell phones and stop the kids' extra activities ( gym, soccer, baseball ), housekeeper, etc.

What I fear most is not less income, but none at all. Even at a "burn rate" reduced by $1,000 a month, we would chew through most everything in about 6-8 months, depending on how quickly we could cut back.

I do think that the job market is trying to remake itself about 25% less expensive than pre 2000 levels. Airline pilots/flight attendants/mechanics are taking 23% pay cuts. That is similar to what I see high tech jobs being "offered" at. It just seems that the big kahunas that run the country must want everyone to live at 25% less.

We could do it, but a lot of extras would fall by the wayside. Life insurance, for example.

So, I'm trying to figure out if the 25% reduction is an "across the economy" thing, or just in selected pockets where jobs are scarce and candidates are abundant.

25% is the first installment in bringing the US in line with conditions elsewhere in the world.

Conditions which the WTO wouldn't mind worstening.
