If it is livable and pretty, it is more expensive than most people are willing to pay. If is is livable and pretty and within commuting distance to a major job center, then it will be fucking expensive. Housing on Cape-Cod (where the X grew up) was $120K for a 4 bedroom house within walking distance to the beach. Few jobs, so it was not a place to live in the winter, just vacation. And then the commuter rail showed up. Housing costs QUADRUPLED within 3 years. That 4 bedroom house turned into $500,000.
