Seems way, way overpriced. $1.2M in timber, if you clear-cut the place. $2000 an acre land worth $10,000 an acre for some sort of conservation easement? Doesn't that sound like a scam??

I can't see how the "hunting cabin" is worth $450,000, either (not when you're already paying for the land separately by their accounting).

Plus, you noticed the railroad tracks on the river bank? I wouldn't be surprised if you have to worry about fracked gas tanker trains exploding every few years. :-/
